Common causes of roof leaks

Experiencing a leaking roof is never ideal, particularly when through the cold, windy and wet winter months.

Leakages can go unnoticed for some time but are often detected when water seeps through into the home, causing damp areas.

Severely leaking roofs can blow significant holes in your wallet if they aren’t prevented or taken care of quickly.

It’s a good idea to have your roof maintained every few years to ensure that it is in its best condition. Here are ten causes of roof leakages:

 

Poor weather

Storm damage is one of the main culprits of roof damage. Heavy rain and wind can loosen tiles and cause leakages. Some roofing materials might blister or crack depending on the weather conditions, so where possible repair damages as soon as they appear.

 

Clogged Drains and gutters

One of the most common issues of leakages is when drains become blocked with debris such as leaves. It’s a good idea to regularly give your gutters a good clean out so that leaves and moss don’t accumulate. Overflowing gutters can cause water to damage your property leading to damp areas in the home. Washed up dirt can clog drains too, meaning the water cannot drain efficiently.

 

Deterioration

Over time the exterior of a property can deteriorate. It can be easy to look after a house exterior paint, windows and doors; but the roof is often forgotten about and can get neglected.

Make sure your roof is taken care of periodically to make sure deterioration isn’t the cause of your next roof problem.

 

Slipped or cracked tiles

Gaps in tiles are a telltale sign of the cause of your roof leak. Slipped or cracked tiles mean that there is greater chance water is entering. Always get an expert in if you can’t reach an area of a roof safely.

 

Underlay

If the underlay of a roof is thin it may create holes over time, contributing to leakages in the presence of poor weather conditions. If the underlay is torn it can be repaired, however, if it is rotting it’s likely that it will need to be replaced.

 

Fascia Damage

Fascia boards help to keep water away from the timber framework underneath a roof. If the fascia boards are damaged or rotten, rain can seep into areas of the roof. Peeling paint is an indication that boards are rotten or are starting to let water in.

 

Flashing damage

Flashing around the joints of a roof or around a chimney stack can be a cause of damp. Over time, sealants corrode and can become damaged leading to leakages.
